Fighting for an Easier, Single Search Experience

Antiquated industry rules do not allow listings published by a real estate agent to be viewed alongside other listing types, preventing consumers from seeing all available home listings, including new construction homes, auction listings, and properties listed for sale by owner, in an easy single search experience.

Recently, and at the urging of Zillow, a multiple listing service (MLS) in Colorado voted to eliminate these rules, allowing the display of all homes in an easy single search experience. Zillow supported this decision and petitioned the National Association of Realtors to end the controversial “no-commingling” rule. Zillow is also urging other MLSs to remove this optional NAR rule.

However, the practice of separate search experiences is still in effect today in almost 70% of markets across the country, causing friction for consumers to view potential homes that are not listed by a real estate agent, such as new construction homes, homes being sold at auction, For Sale By Owner (FSBO) listings, or bank-owned properties.
